All of the real property and all common elements are owned by the Corporation. There are 96 Shareholders of the Corporation and each shareholder separately leases their lot based on a 99 year proprietary lease.

Each owner is responsible to pay the monthly assessment, utilities of; water, sewer and electric and any repairs specific to their site.
